IDS takes your project through every approval - DA, CDC, CC, Subdivision, Occupation Certificate, Building Information Certificate - from concept to keys. You keep doing what you're good at. We handle the rest.
Book a project chat →Most developers and builders don't need another employee. They need someone who already knows the approvals system, already has the consultant network, and can pick up the coordination work that's eating their week.
That's IDS. We're an external project management firm - engaged per project, embedded in your process, gone when the job's done. Granny flats to childcare centres to multi-storey Class 2 residential.
Whatever the shortfall - design coordination, approvals, feasibility, project delivery - we fill it.
Every client comes to us from a different starting point. Find yours.
You've secured the property, the finance is moving - but you've also got a business to run. We take the project from acquisition to approval: feasibility, DA or CDC pathway, engaging the architect and consultants, lodging, chasing council, then CC through to OC. Your involvement shrinks to the decisions only you can make. Everything in between is ours.
You're a builder. The site hums, but the paperwork doesn't stop - tenders, scopes of works, supplier pricing, subcontractor claims, consultants, council, the bank. We become your office. Your foreman runs the build; we run everything behind it. You build. We push the paper.
Granny flat, duplex, first townhouse project - the approvals system is a maze if you haven't been through it. We've been through it hundreds of times. We sequence the whole project, bring in the right consultants at the right time, and turn the jargon into plain decisions: here's the pathway, here's the cost, here's what you need to approve.
You've got in-house project management - and it's full. Instead of hiring another salary you'll carry between projects, hand us the overflow. Per project, your standards, your reporting. An extension of your team with no fixed overhead.
You know duplexes cold, but the next project is a childcare centre - or your first Class 2 building, with everything the Design and Building Practitioners Act now demands. We bring the pathway knowledge for that project, so your team learns the asset class without betting the project on it.
Where there's a debt facility, we sit between your project and your lender - preparing progress drawdowns, coordinating QS inspections, keeping the bank fed with what it needs. You sign off. We handle the rest.
An enclosed carport, a converted garage, a deck or a granny flat that went up without consent - or work that drifted outside what was approved. It usually surfaces at the worst moment: mid-sale, during a purchaser's due diligence, or in a letter from council. Retrospective consent isn't available once the work is built, so the pathway is a Building Information Certificate. We inspect what's there, engage the engineer and surveyor for the evidence council expects, and drive the BIC application to issue - so the building stops being a liability on the contract.
DA lost in RFI cycles. A coordinator who's left mid-project. Consultants pointing at each other. We step in mid-stream, audit where things actually stand, re-engage the right people, and drive it to determination - or to completion.
From the first feasibility question to the day the keys are handed over - and the rescue missions in between.
A clear read on the site before you commit - pathway, cost and what you need to approve, in plain language.
DA or CDC - we pick the right pathway, engage the architect and consultants, lodge, and chase council so you don't have to.
The CC coordinated and secured - documentation, conditions and consultants aligned so the build can start.
The office side of the build run end-to-end - tenders, claims, consultants, council, authorities and the bank.
Subdivision registered where the project needs it, and the Occupation Certificate that makes it legal to occupy.
Stuck DA, departed coordinator, consultants pointing at each other - we step in mid-stream and drive it home.
Work built without consent, outside the conditions, or never certified - a Building Information Certificate is how you regularise it. We assess what's actually there, commission the engineering and survey evidence council will ask for, and run the BIC application through to issue. Once granted, council can't order that building repaired, altered, demolished or rebuilt over matters existing before the certificate date - for seven years. The usual trigger is a sale, a purchase, or a council letter you weren't expecting.
That's what you get back when IDS is engaged - your time, your evenings, your headspace - while the approvals, the consultants and the paperwork keep moving.
Time, knowledge, capacity - every project stalls on one of the three. Tell us about yours and we'll tell you exactly where we'd slot in, what it costs, and what you get back: a project that moves without you pushing it.

Approvals, delivery, or both - the engagement shapes itself around the gap in your team.
Your client-side project manager for approvals. We engage and coordinate every consultant, manage the DA/CDC/CC/Subdivision/OC sequence, and act on your behalf so you never need to hire in-house.
Your builder's office, externally engaged. Everything behind the site, handled for the full life of the build.
